by Jay Behm - Behm Design guarantees your satisfaction with our garage plans and they may be returned for purchase price refund according to our RETURN POLICY. and guarantees plansets acceptable by your building department for successful building permit review/approval, within the design parameters listed below, for the use intended, within the scope of information provided. We design our plans to be useable in most US locations and not for areas with extreme environmental conditions
Our Standard Parameters
- International Residential Code (IRC) Compliance
- Assumed maximum 110 mph wind, 3 second gust
(note: a few of the older plans were designed for 85 mph wind)
- Assumed moderate wind exposure "B"
- Most designs code compliant as "conventional light-frame construction"
- Assumed basically flat building site
- Assumed stable, durable soil conditions
- Assumed maximum seismic category C risk (except for the WA state "D" plans and a few of the larger and motorhome plans are maximum "B" as noted)
- Maximum 30 #/sf snow load
Important Notes for Our Customers
It is important, before ordering plans, to check with your local Building Official and Zoning Dept. for requirements and restrictions regarding permit submittal for your proposed construction.You will need a site plan and, possibly, other information, in addition to the planset, for gettinga building permit. Some states and localities may require the professional review and stamp of a licensed Engineer or Architect for all work drawings. California, Florida, New York, Washington and other coastal states may have beyond "normal" requirements for wind, seismic and snow conditions. Check with your local Building Official for local requirements. Call Jay @ 1-800-210-6776 if you have questions regarding this guarantee. Our plansets are sold one (1) construction use only. Repetitve use of the plansets is prohibitedunder current copyright laws unless specific written permission is provided by Behm Design. Please check all relevant dimensions before ordering plans. It is also recommended that building permit be obtained before commencing with any construction activities, including foundation.
