Garage Plan Guarantee

Behm Design guarantees your satisfaction with our garage plans and they may be returned for refund according to our RETURN POLICY. Additionally, Behm Design guarantees all plansets acceptable by your building department for successful building permit review/approval, within the design parameters listed below, for the use intended, within the scope of information provided.

We design our plans to be useable in most US locations and not for areas with extreme environmental conditions (except for the Washington state category "D" plans which are IRC compliant ).

Design Parameters:

• International Building Code (IBC) / International Residential Code (IRC) Compliance
  
• Assumed maximum 100 mph wind, 3 second gust
  (note: a few of the older plans were designed for 85 mph wind)
• Assumed moderate wind exposure "B"
  
• Most designs prescriptively code compliant
  
• Assumed basically flat building site
  
• Assumed stable, durable soil conditions
  
• Assumed maximum seismic category C risk
  
• Maximum 30 #/sf snow load
  

Exceptions: Our Guarantee does not apply in the following circumstance

• Topgraphy, substandard soils, or drainage problems require design modifications
  
• Snow, wind, seismic conditions require structural and drawing modifications
  
• If plansets have been modified in any way
  
• If state requires compliance with a state-specific energy code (such data may be added to plansets as required)
  
• Where local building authority requires professional stamp or seal of submitted plans (most do not but you should verify)
