Foundation Plans

Foundation plans are included with every Behm Design garage plan.
These are drawn at the same 1/4" scale as floor plans and show concrete slab floor, perimeter foundation (footing with foundation wall), rough openings for doors, anchor bolt locations anchor strap locations, post footings sizes and locations and alternate braced wall panel locations referenced to details. Dimension in included. The referenced details and options are drawn at larger scale to show reinforcing (if applicable) as well as anchors and attachments.
On most plans we include an alternate design detail for Monolithic-poured, thickened-edge slab/footing, which is also detailed per building code and is usable in most US locations. The garage plans, being prescriptive compliance, are as required by the IRC code and include notations to comply with locally required variations. For the footing/ foundation wall typical foundation detail there is a footing depth note which can be filled in to specify local required footing depth (frost line depth)
Luckily, building in most locations requires foundations which are prescriptively code compliant as typically included in Behm Design garage plans. However, in special conditions with poor soil conditions or extreme environments, local authorities may require that foundations be engineered and stamped by a state licensed professional. For such requirements, Behm Design cannot provide support. You would need to secure such services from local professionals ("consulting engineers" are listed in phone book yellow pages) who would provide a separate, independently produced foundation plan and details per local requirements.
It should be noted that many other suppliers of garage plans do not include foundation plans and either offer to prepare one for you at additional cost or they assume you can hire a local engineer or architect to prepare one.
